The real estate expert is an independent and qualified professional responsible for evaluating the market or rental value of a property, whether residential, commercial, industrial, agricultural, or specific (hotel, clinic, etc.). We intervene in amicable or judicial contexts for individuals and professionals: divorce, inheritance, donation, tax audit…
Its role is to provide an objective, reasoned, and documented estimate, based on recognized methods.
To do this, it must analyze the property, its occupancy, legal, and urban planning situation, and apply the most appropriate appraisal method:
Comparative method, income capitalization method, replacement cost method, hotel method, etc.

Our reports are issued in accordance with the current appraisal charter and even exceed usual recommendations. Our adversarial amicable appraisal reports, established by an accredited expert, are enforceable and admissible in court.
The real estate expert may submit an application to be registered on a regional list (Court of Appeal) or, after 5 years with the Court of Appeal, on the national list (Court of Cassation).
A commission will rule on their application, and if accepted, after selection, they will take an oath.
In this capacity, they become a judicial real estate expert, an independent legal assistant placed under the judge’s control.
Their mission will be to enlighten the magistrate and, under their control, submit a neutral and objective report to the court, providing the technical, economic, and legal elements necessary for resolving a dispute, while respecting the two major principles of law: the principle of party control (the proceedings are managed by the parties) and the principle of due process (no one can be judged without being heard).
This latter principle is ESSENTIAL in conducting appraisal operations and guarantees the neutrality of the expert and their report.
The intervention contexts are the same as for amicable appraisals, and in compliance with the adversarial principle, the judicial expert must summon the parties and organize appraisal meetings (ACCEDIT), generally prepare a preliminary report, then gather and analyze the parties’ statements, and once this is done, submit their report to the court.
The judicial expert is neutral; they do not judge, but they enlighten the judge: their testimony has strong probative value, without binding the court.
The real estate expert, and even more so the judicial expert, is a key player in the legal and economic security of real estate transactions. Their independence, methodological rigor, and in-depth knowledge of local markets guarantee an impartial appraisal, securing transactions, judicial decisions, and patrimonial projects.
Having an appraisal conducted by a registered expert has a cost, but it guarantees the reliability of the signed document.
